Pursuant to Massachusetts General Laws, Chapter 40A s.9, the Maynard Planning Board will hold a hybrid public hearing on Tuesday October 25, 2022 at 7:00 p.m. at 195 Main Street, Maynard, MA 01754 to hear all persons interested in the Special Permit Application filed by Allen Quinn. Per Section 10.4 of Maynard Zoning By-laws, the petitioner is requesting a Special Permit for a Farmer Brewery moving from 76 Main Street to 58A Main Street, Maynard, MA 01754.

The subject property, 21 Lincoln Street, is located within the Single-Family Residence Zoning District 1 and is located on a non-conforming lot (insufficient lot area and frontage).

The petitioner is requesting relief from the Zoning By-laws to allow an expansion of a non- conforming structure that will:

  1. encroach into the required 25-foot front setback.

  3. exceed the maximum allowable 15% lot coverage.
