Legal Notice: ConsCom Public Meeting – DPW – Feb 8th

The Maynard Conservation Commission will hold a remote Zoom meeting on Tuesday, February 8, 2022, at 6:30 PM, relative to the filing of a Notice of Intent (NOI) pursuant to MGL Chapter 131, Sec. 40 Wetlands Protection Act and the Maynard Wetlands Administration Bylaw and Regulations. This NOI was filed by The Department of Public Works. The applicant is seeking permission to install new drinking water wells and appurtenant structures as well as installation of a sewer force main. The proposed activity is in the following areas: Dettling Road, 3 & 5 Tiger Drive, 139 Great Road and Taylor Road.

Legal Notice: Planning Board Public Hearing – 40-44 Main St – Feb 22nd

Pursuant to Massachusetts General Laws, Chapter 40A s.5 and s.9, the Maynard Planning Board will hold a REMOTE public hearing on Tuesday February 22, 2022, at 7:00 p.m. accessible via ZOOM video, to hear all persons interested in the application filed by the owner Thomas Whiting, 68 Kibby Lane Dennis Port, MA 02639. 

The Applicant is requesting a Special Permit for a live/work unit at 40-44 Main Street. The proposed plan will create an apartment in the back portion of the unit, while leaving the streetside, front portion of the unit for commercial use.

This request is pursuant to Sections 3.0 of the Zoning By-laws.

Pursuant to Massachusetts General Laws, Chapter 40A s.5 and s.9, the Maynard Planning Board will hold a REMOTE public hearing on Tuesday February 8, 2022, at 7:00 p.m. accessible via ZOOM video, to hear all persons interested in the application filed by Bohler Engineering, 352 Turnpike Road, Southborough, MA 01772 on behalf of the Owner/Applicant Maynard Crossing JV LLC, 259 Turnpike Road Suite 100, Southborough, MA 01772.

The Applicant, Maynard Crossing JV LLC, is requesting a modification to the Site Plan & Special Permit for Building R3, 2-15 Digital Way, Maynard 01754, as well as the surrounding parking and infrastructure to make changes to its approved Site Development Plans dated September 18, 2017. The proposed plan separates Building R3 into two separate buildings denoted as R3A and R3B. The buildings are in the same general location as the approved R3 building. The building size decreased from 55,922 SF to 46,530 SF (-9,392 SF).

This request is pursuant to Sections 3.0, 9.3 and 10.4 of the Zoning By-laws and the Concept Plan approved by Town Meeting on October 5, 2016.

Pursuant to Massachusetts General Laws, Chapter 40A s.5 and s.9, the Maynard Planning Board will hold a REMOTE public hearing on Tuesday January 25, 2022, at 7:00 p.m. accessible via ZOOM video, to hear all persons interested in the application filed by Blatman, Bobrowski and Haverty, LLC, 9 Damonmill Square, Suite 4A4, Concord, MA 01742 on behalf of the Owner/Applicant C&S Maynard, LLC: C/O Coffman Realty, Inc., 632 Washington Street, South Easton, MA 02375.

Consistent with Section 10.5 of the Zoning By-laws, the Applicant is requesting a review of the approved Site Plan for Victory Plaza, 86 Powder Mill Road, Maynard, to allow for modifications to the existing structure consisting of a loading dock, a riverfront observation platform and reconfiguring of portions of the parking lot and associated miscellaneous aesthetic/functional improvements. Per Sections 6.1.3 and 10.4 of the Zoning By-laws, the Applicant is also requesting to modify the existing Special Permit to allow for a reduction in the overall parking spaces. The proposed modifications are to accommodate the Assabet Co-Op Market as a tenant and do not increase the square footage of the existing structure or plaza.

The Maynard Planning Board is hereby re-noticing the Public Hearing originally scheduled for December 14, 2021 and rescheduled to January 11, 2022. This meeting was originally scheduled to be a hybrid meeting. Due to COVID protocol, this meeting will now be entirely REMOTE.

Pursuant to Massachusetts General Laws, Chapter 40A s.5 and s.9, the Maynard Planning Board will hold a REMOTE public hearing on Tuesday, January 11, 2022, at 7:00 p.m. and accessible via ZOOM video, to hear all persons interested in the application filed by the petitioner: LPS Maynard, LLC, 465 Waverly Avenue, Suite 202, Waltham, MA. 02452.

The Petitioner is requesting Special Permit approval for a Veterinary Clinic at the Maynard Crossings (129 Parker Street) mixed-use development. The Clinic is proposed to be in Building R2, Unit 15-4 (2-15 Digital Way).

This request is pursuant to Sections 3.0, 9.3 and 10.4 of the Zoning By-laws and the Concept Plan approved by Town Meeting on October 5, 2016.

Consistent with Sections 5.1.3 and 10.2 of the Zoning By-laws, the Applicant is requesting Special Permits for Victory Plaza, 86 Powder Mill Road, Maynard.  The Application requests authorization to extend a pre-existing non-conformity (encroachment into side setback). If granted, the request will allow construction of a riverfront observation platform that will extend the existing non-conformity. The Special Permit Application also requests a change of use (to “grocery store”) and will require a finding by the board that the change shall not be substantially more detrimental to the neighborhood.

The subject property, 37 Brown St, is located within the Single-Family Residence 1 Zoning District. Consistent with Section 3.2.5 of the Zoning By-laws, the petitioner is requesting a Special Permit allowing a trade shop use (coffee roasting) within the subject property.

Legal Notice: FY2022 Tax Classification Hearing – Nov 16th

As required by Massachusetts General Law Chapter 40, Section 56, the Maynard Select Board will hold their annual fiscal year 2022 Tax Classification Hearing on Tuesday, November 16, 2021 at 7:20 PM via Zoom remote meeting (access instructions below). The purpose of the hearing is to determine the percentages of the local tax levy to be borne by each class of real property. The public is welcome to attend.
