Pursuant to Massachusetts General Laws, Chapter 40A s.5, the Maynard Planning Board will hold a hybrid public hearing at Town Hall, 195 Main Street, Maynard, MA 01754 and on ZOOM video, to hear all persons interested in the petition filed by the owner/applicant 21 Maynard, LLC, c/o Bulfinch, 116 Huntington Avenue, Suite 600, Boston, MA 02116.
The subject property, the Emerson Hospital Medical Offices, 11 Main Street, Maynard, is a two-story structure located within the Central Business District (CB) and within the Downtown Mixed-Use Overlay District (DOD). The 2008 Special Permits and Site Plan for the property require 21 onsite parking spaces for the project. This represents a reduction in the number of required parking spaces per Sections 6.1, 9.4 and 10.4 of the Zoning By-laws and is consistent with the DOD zoning.
Currently Emerson Hospital Medical Offices only utilizes a portion of the first floor of the subject property. The applicant has filed a request to modify the 2008 Special Permits and Site Plan in order to expand medical office use at the subject property to include the entire first and second floors of the existing building. The proposed modification requests parking relief allowing 27 onsite parking spaces (53 required) for the subject property. The applicant is also seeking relief from parking standards of the Zoning By-laws, including reduced parking space dimensions and reduced width of a maneuvering aisle. The applicant is also proposing a new accessible pedestrian pathway connecting the parking lot of the subject property with the municipal parking lot on Summer Street that abuts the subject property; modification of curbing near the pedestrian path; and the addition of traffic calming measures at the property entrance and within the parking lot.
